E Auctions India never requests cash or transfers to personal accounts. Pay EMD only as directed in the official bank auction notice. Report suspicious requests to [email protected].

1. We are a listing aggregator, not the auctioning authority

E Auctions India aggregates publicly available auction notices issued by banks and financial institutions in India. We do not conduct, organise, manage or have any authority over any auction. We are not agents, brokers, or representatives of any bank, borrower, or auctioneer.

2. Always verify with the official source

Listing details — reserve price, EMD amount, EMD account details, auction date and time, inspection window, property description and encumbrances — are reproduced from public notices and may be incomplete, outdated, or contain errors. Before acting, you must independently verify every detail against the original auction notice and the conducting bank's official e-auction portal (for example the bank's website or the Government's designated auction platform).

3. How to pay EMD safely

Pay EMD only to the bank account named in the official auction notice, using the exact account number, IFSC and beneficiary name printed there.
Never transfer money to an individual's personal account, UPI ID, or wallet for EMD, "registration", "processing", "token", or "confirmation" fees.
Ignore anyone who calls, messages or emails you — even claiming to be from E Auctions India or the bank — asking for payment outside the notice, OTPs, card details, or remote access to your device.
When in doubt, contact the bank branch directly using the phone number on the bank's own website.

4. SARFAESI Act, 2002

Most bank auctions listed here are conducted under the Securitisation and Reconstruction of Financial Assets and Enforcement of Security Interest Act, 2002 (the "SARFAESI Act") and the Security Interest (Enforcement) Rules, 2002. Bidders are responsible for understanding their rights and obligations under that law. The official text is available at India Code — SARFAESI Act, 2002.

5. No warranty and no liability

The platform and all information on it are provided "as is" and "as available", without warranty of any kind. To the maximum extent permitted by law, E Auctions India and its operators are not liable for any loss or damage — including financial loss, forfeited EMD, missed bids, or losses from fraud by third parties — arising from your use of, or reliance on, this platform. Participation in any auction is entirely at your own risk and due diligence.

Nothing on E Auctions India constitutes legal, financial, tax or investment advice. Consult a qualified professional before participating in an auction.

7. Report a suspicious request

If someone asks you to pay EMD or fees in a way that does not match the official bank notice, stop and report it to [email protected] or via our Contact Us page.
